112 Place Shops

This 5 acre 166,269sf neighborhood development combines a hotel with mixed use medical office building, banquet hall, commercial and residential.   This high density development creates inviting pedestrian spaces in a neighborhood in need of renewal.  The medical office building will house a pharmacy on the first floor, facilitating the purchase of prescriptions for the elderly and those not having additional transport.  The hotel-banquet facility will provide a much needed service to this neighborhood.  The first floor retail establishments provide services for residents while providing shade and shelter through a 10’ wide arcade.  


Because of the necessary rezoning of this parcel, 112 Place Shops has taken several years to be approved by Miami Dade County.  Final project approval was received in February of 2008.

This eight story building will house main offices for a major Miami developer.  The main challenge for this 34,000 sf building was complying with the site restrictions as imposed by the City of Miami.  The existing site had to be re-zoned from residential to commercial, extensive meetings with the neighbors were necessary in order for the City of Miami to approve the re-zoning. Since the site abuts residential properties, the setbacks were of considerable depth.  Approval from the City of Miami came after a thorough review by the IDR.


 

Cotton Club

This 15 acre, 617,071sf project combines administration-office, retail, medical, residential and community recreation areas.  Located at the edge of the urban development boundary, the key was to combine rural living elements such as fruit stands and markets, with urban commodities.  This traditional neighborhood providing different types and costs of living mixed with daily business such as offices, restaurants and retail.  The type of development is very appropriate to young and old placing emphasis on walkability and pedestrian connectivity instead of placing sole importance on the car and vehicular access.  Streets are lined by wide shaded sidewalks, and spaces appropriate for outdoor dining and resting.  Parallel parking is provided as well as parking areas creating the core of buildings, shielded from public view.

Citrus Point

This project consists of 288,000sf of mixed use program including 120 residential units, recreation area, retail-administration and multi level parking structure.  The recreation deck located on the second floor comprises 15,000sf of fountains, bbq area and area of assembly and pool deck.

Richmond Place

This project consists of an 11,000sf three story mixed use building located in the upcoming commercial district of a well established traditionally low income neighborhood.  Because it is the first building of its kind being constructed on the block, the design had to be flexible enough to accommodate the needs of the neighborhood.  With that idea in mind, the spaces on the first and mezzanine floors have been flexibly designed to serve as classrooms, offices, or a daycare facility.  The second floor can accommodate housing, office space or classroom space.
